What’s Behind the Name?

It is true that I love the look and quality of brick and cedar. My first home was all brick. My second home is covered in cedar. I will still buy homes made with other materials. However, I will renovate with brick & cedar incorporated into any design!

Bricks represent strength, longevity, and quality. They stand the test of time, protecting against all of the elements. I love the craftsmanship that accompanies brick homes. I bring that quality to my work, to my relationships, and to my business.

Cedar, and especially red cedar, which is most prevalent in home construction, also represents strength. It offers unique natural characteristics such as being lightweight, stable, durable and resistant to water and insect damage. It also has a spiritual meaning: it is associated with the pleasure people find from discovering knowledge & truth.

FAQs

Where in Washtenaw County do you buy homes?

I live in Pittsfield Township but have an Ypsilanti address. I love this area. I will consider properties within a 30-45 minute drive. As far east as Bellville, Plymouth, Northville, and Canton. As far west as Manchester and Waterloo. As far north as Whitmore Lake and Salem, and as far south as Milan and Oakville. 

Do you only buy brick or cedar homes?

No. I like homes built with brick or cedar. However, I will buy a much larger range of homes. I will use brick and/or cedar in my renovation projects…guaranteed!

Do you buy homes in any condition?

Good question. I will consider homes in bad condition, yes. However, any home purchase needs to make overall financial sense. I will look at a house in any condition. I will talk with you as the owner to understand your personal situation and to learn as much about the house as possible. I’ll run repair numbers and see if it makes sense for me to make you an offer. It must be a win-win for us both.

Will I get as much money for my home if I sell to you as I would if I sold on the market?

Possibly. Here’s why: 

  • While you likely won’t get as much in the total purchase price for your home as you might on the MLS (Multiple Listing Service used by realtors), you likely won’t have to spend nearly the amount to prepare your home for sale as someone who lists on the MLS. 
  • If you sell on the MLS, you typically need to spend money to fix and clean your home, preparing it for sale. You’ll need to hire a realtor, go through an inspection and appraisal process, then of course, be subject to negotiations. 
  • If you work with a private investor, you’ll be able to sell your house “as is” without spending money on renovations, and you won’t need a realtor. 
  • Your net profit may be the same or better than if you sold on the market.
  • Now, the external market matters a lot. In a buyer’s market or in a “normal” market, what I just outlined holds true. In a seller’s market, like we’ve had in 2020-present, you may be able to sell “as is” and make slightly more. 
  • Mostly, it depends on your personal situation. So, let’s talk. :-) 

How fast can I sell my home?

If you work with an investor, this process can move VERY quickly. I’ll give you a range of 14-21 days, although everyone’s situation is different. Here is why working with an investor is faster: 

  • You don’t need to prepare your house for sale.
  • You don’t need to find a relator and market your house.
  • You don’t need to wait for a bank to appraise the house and work with the buyer on their credit application. 

Typically, we’ll set a date to walk through your home, learn your story, and get details of the repairs needed. We’ll run some numbers over night and if it’s a fit, have a cash offer in your hands within 72 hours. As soon as you accept, things move very quickly. 

Who manages your properties?

I currently manage my own properties. I was a landlord for my Berkley property and enjoyed it. I now run a vacation rental at my current property. I like having personal relationships with my tenants and guests. So, at this point, I’m self-managed. That will change as I own more properties. But, for now, it’s a very good model for me.

Every year in early October, I reflect back on the start of this journey. It’s one of the times in my life where I’ve felt VERY alive, so I remember many of the details. Last year I shared my craziest stories and my favorite things about my STR experience so far. The good news is that I don’t have any crazy stories from this past year to share! Less humor for you; less chaos for me! 

This year, I’m focusing on sharing the benefits of owning a short term rental. I still get questions from people about the “weirdness” or “danger” of hosting guests in my house, or about the workload, or simply why in the world I would want to do this.

2 Years & Counting!

2 years ago this week, I was hosting my very first guests. They booked through Airbnb and were in town to attend Eastern Michigan University’s Homecoming weekend. 

I had closed on my house in late August of 2021. I made countless mistakes in my earliest adventures of posting my listing on Airbnb. Regardless, my first guests arrived on a Thursday in early October. 

I greeted them when they arrived, letting them know they were my VERY first guests (and hopefully buying some flexibility with their review!). They walked in and said, “OH! You mean like, fresh paint kinda new!” Yes, indeed. The painters had just finished the previous day (love them btw: C.D.D. P

My approach to Open Houses

January 21, 2022

One of the things I found really interesting about searching for a home was how to approach open house and why do every day people attend open houses? I landed on these reasons: 

  • To explore - to see how it feels to house hunt; to get a feel for it. Basically, the “I’m just looking” crowd.
  • To research - to answer a set of pre-determined questions by viewing homes through the Open House model, often done early in the buying process.
  • To make an offer - to get into the house first thing, confirm they like it (or can at least work with it) and make an offer very quickly.
